REITs, as measured by the FTSE Nareit All Equity REITs Index, have risen 15% year-to-date in 2026. So what do you believe is driving investors' interest in REITs this year?
Eric Rothman:
I think investors are appreciating the diversification that REITs bring, the durability of income that REITs bring, the low correlation with other financial assets. So that virtue is something that, in times of uncertainty, and we've had a whole lot of that this year, particularly as it relates to energy prices, particularly as it relates to potentially forward earnings, is helpful to the REIT space. They have come off of a couple of years of underperformance with the broad equity market really racing ahead, and I think investors are just kind of stopping and saying, "Wow, I'm looking for those things that had been thrown in the trash and REITs fit that." You know, I think that REITs, and real estate in general, as an inflation hedge, could be a place that people are looking to put some dollars today.
